The leading international property consultant CB Richard Ellis (CBRE) by its head of Investment and Land Services and Executive Director, Ms.Kulwadee Sawangsri stated that the total of office buildings those has been sold in 2010 is more than the last five year combined that means year 2010 is a very active year of land and buildings sales in Bangkok even though the number of investment activities in year 2009 shows very little.

The large stock-listed developers were very active and the sale prices of Wireless Road and Ploenchit area are exceed more than THB 1 million per square wah.

Moreover, big developers also focused on areas located along the mass-transit extensions and areas where are less developed than in the centre of town; such as, Petchaburi Road, Rama 4 Road and Si Phaya Road, as well as the established areas in Bangkok and the areas where are close to mass-transit stations.

The big developers have already acquired significant land and are still looking for launching new condominium projects in those close to Bangkok Sky Train routes and Bangkok Underground Train routes and also their extensions.

Besides, even private investors also focused on seeking land of 1 – 2 rai in the established areas in Bangkok.

For this year 2011, since the graph shows good levels of demand across all sectors continuing increase during year 2004 and 2010, this can be expected by investors that Thailand investment on property is still being consistently positive direction, CBRE expects that developers will diminish their search to suitable land plots in the established area but investors will be continuing their search.

The traditional prime central areas; such as, Wireless, Ploenchit, Sukhumvit, Rama 1, Rajdamri and Sathorn Roads, are the most demanded areas because these areas are appropriated to develop for residential, commercial and hospitality projects. The size between 2 rai and 5 rai is very popular to high-rise project and the land values for prime locations still be appreciated since the plots of land available are less.
